It’s a Sellers Market!
Me and Lori have personally seen a sellers market in both Arizona and Ohio. This month we have 7 homes in escrow and need 4 more homes for clients. We are both taking clients out Saturday to look at properties they need to buy immediately to live in. We are closing on two properties this week one is a cash deal and the other is financed.
Our listing in Brook Park was under contract in 2 weeks and we had the first contract fall out because of financing. We got another contract on the property just a few days later and the closing is going smoothly. We are also closing a home in Avon Lake this week that was under contract in 4 days. That is why I say it’s a sellers market in some areas.
When there is a sellers market you need to be ready to buy a home that makes sense quickly. I am packaging up a home I looked at yesterday to get out to some clients. These clients are ready to go and have cash.
Every morning I have to look at all the new properties that have come on the market and some long days on the market ones also. I have to go look at the home and get a rough idea of the rehab cost. After 300+ flip properties that I have seen from start to finish helps me have a better understanding of the rehab.
